Home / About
My name is Paul Spicer, and I’ve spent over 15 years inside the Australian new home construction industry, working across both custom and project home builders, including some of the country’s leading brands.
I’ve seen how tenders are structured, how inclusions are intentionally made vague, how “cheap” quotes are engineered, and how buyers are pushed to sign contracts they don’t fully understand.
I created Compare New Home Builders for one simple reason:
To level the playing field for home buyers.
This platform exists to give consumers the same knowledge builders and sales teams operate with — so you can make decisions based on facts, not pressure, marketing, or fear of missing out.
Advice grounded in real industry experience — not sales scripts or marketing promises.
We break down builder tenders into clear, understandable components so you know exactly what you’re being offered.
We identify red flags in pricing structures, inclusions, contract clauses, and risk exposure.
Our loyalty is to the buyer — not builders, developers, or sales commissions.
Choosing a builder isn’t just about price — it’s about understanding what’s included, what’s excluded, and how contract decisions impact your finances for years to come.
Too many families enter the build process under-informed, only to face cost blowouts, construction delays, and poor-quality outcomes that could have been avoided with the right knowledge and guidance.
We’re here to cut through sales talk, expose hidden risks, and give buyers the clarity they need before they sign a contract — not after the damage is done.
(Advisory only — live tool not yet available.)
This platform is built by people who understand how the building industry actually works — not how it’s marketed.
The goal isn’t to influence your choice — it’s to help you understand your risk.

Builder quotes often vary because each builder makes different assumptions about site costs, inclusions, allowances, and specifications.
Some quotes may look lower upfront but rely on provisional sums or upgrades later. Others may include more items as standard.
Understanding what is included — and what isn’t — is usually more important than the headline price.
Yes — display homes can be helpful for understanding a builder’s design style, finishes, and overall quality.
However, display homes often showcase upgraded features, so they don’t always reflect the standard specification or final price.
They are best used as a reference for quality and design, not as a direct comparison of value.
If you already have builder tenders and feel unsure about differences, inclusions, or risks, a Tender Comparison Review is usually the best next step.
If you are earlier in your journey and trying to narrow down builder options, general guidance or builder selection support may be more suitable.
If unsure, you can submit an enquiry and we can guide you.
Look at:
• Structural warranty period
• Defects liability period
• What is covered and what is excluded
• How maintenance requests are handled
• Response time expectations
A longer warranty is helpful, but clarity and service responsiveness are just as important as the number of years offered.
Build time varies depending on:
• Home size and complexity
• Site conditions
• Weather
• Approvals and council processes
• Builder workload
As a general guide, many builds range from 8–14 months from site start, but this can vary.
Your builder should provide a timeframe relevant to your project.
The cheapest quote is not always the cheapest build.
Lower quotes can sometimes rely on allowances, exclusions, or upgrades that appear later as variations.
Understanding the detail behind each tender helps avoid surprises and compare more fairly.
